Why Mulhouse rather than Paris or Lyon?

Mulhouse offers higher net returns (8–10% vs. 3–4%) with an entry ticket 3 to 4 times lower. Rental demand is supported (cross-border workers, students, employees), prices are stable, and the tax framework remains favourable. Paris and Lyon are saturated, overvalued, and offer margins that are too thin for a rational investor.

What justifies the €990 fee?

The Prime fee covers a standalone framing and analysis service: a personalised strategic audit, the definition of your arbitration criteria, and the pedagogical presentation of targeted projects, with up to 6 analysis sheets over a maximum period of 6 months. It is not a personalised property search: active search, negotiation and acquisition are covered by a separate agreement. The deliverables remain yours, independently of any purchase decision.

What happens if no project suits me?

The Prime Circle is a standalone service: the framing, analysis and project sheets remain yours, even if no project leads to a purchase. The programme runs over a maximum period of 6 months. It does not guarantee an acquisition: active search, negotiation and acquisition are covered by a separate agreement. The objective is to give you the analytical keys to decide at the right time.

Who manages the works? Are contractors insured?

MPL coordinates all works through a network of qualified, referenced contractors. Each intervention is covered by a ten-year warranty, and site supervision is ensured. You approve quotations; we manage execution. No unjustified overruns, no surprises.

How long between payment and project presentation?

Within 7 to 14 days after activation, you receive the first framing deliverables and an initial analysis sheet aligned with your criteria. Timing depends on the precision of your profile: the clearer your criteria, the faster the analysis.
